Offer Accepted, What’s next…

The acceptance of your offer starts a process that normally takes between 30-60 days, depending almost entirely upon the ability of your mortgage company to finalize your new mortgage. Next steps:

1)The attorney review process begins. This step is approximately 3 -7 business days, not including weekends or holidays. The first day is the day after the seller signs the contract. During this review period, the buyer and seller can ask through their attorney to make changes to the contract. It is typical that a portion of your own down payment will be required 10 days after this step ends.

2)If you have selected a mortgage company, you will need to inform them to start the actual underwriting of your mortgage. If you have not selected an institution, it is recommended you apply for a mortgage loan. Also provide your mortgage company a copy of the contract.

3)You will need to schedule any inspections you requested in the Purchase Agreement, for example, Radon, Well & Septic, Home Inspection, Termite, Oil Tank, etc…Agreements usually allow 10 days for this process to be completed.

4)If you are satisfied with the inspection, you should notify your lender to order your appraisal, if he/she has not done so yet.

5)Attorney’s will usually order a Title search a few weeks before closing. This “Title Commit” from the title company should be reviewed since it will state if anything is affecting your property, such as an easement, encroachment, or unpaid taxes.

6)You should begin to shop around for homeowner’s insurance quotes.

7)10 days prior to close, it is recommended to request a walkthrough.

8)When you are roughly 5 days away from close, it is recommended you contact the Gas, Water, and Electric company and request to transfer utilities from the date of your closing.

9) A few days before closing, you should contact your lender and request a summary of what funds would be required to bring at closing.

10)The same day as your close, you should arrange for a Final walkthrough of the property.

11)If your name is on the purchase agreement, you will need to be present or make arrangements with your attorney ahead of time.

12)Closing should take roughly over an hour to complete.
